Second-floor tenant Barbara Broadric said she smelled smoke just before 1p.m. "I came out and saw a dark hallway," she said. "It was totally black."
Firefighters got there about five minutes later.
They searched through the smoke-choked basement and found the unconscious victim.
It took 65 firefighters just under an hour to bring the blaze under control, fire officials said. The cause was under investigation Wednesday night.
